Home Improvement Loan Questions Q. What are the interest rates for your financing? A. They are very reasonable, but the interest rates are subject to change daily, please call Kris or Amy for up to date information.
Q. Can I use your financing and do my own construction work? A. Yes, with the MHFA’s Fix-Up-Funds and Community-Fix-Up-Funds you can.
Q. Can you help me plan, design and manage the construction work on my home? A. Yes, with some of our loan products we can.
Q. Can you recommend contractors to me? A. We do not recommend or guarantee any contractors; however we have a list of contractors to give out upon request.
Q. What are the income requirements for your financing? A. The income requirements change depending on the type of financing
Q. Do I have to live in certain neighborhoods to use NHS funds? A. No, we have a number of loan products available to meet your needs through out Minnesota.
Q. How do I apply to get a home improvement loan? A. Set up an appointment with Kris or Amy to complete an application and bring the following: *Homeowners Insurance *Property taxes for the current year (if you have)
*2 years Income taxes both state and federal for the most current years *2 months of bank statements *1 month of pay stubs for everyone over 18 living in the house hold.
Q. Do I have to have good credit to get a loan through NHS? A. No, some credit exceptions accepted. Homestretch workshop / home purchase
Q. How do I qualify for NHS down payment and closing cost assistance? A. In order to qualify for NHS down payment assistance, you must have a NHS Homestretch Certificate and purchase in Lincoln Park, Central Hillside, East Hillside, or Endion. We are working on down payment and closing cost assistance programs in West Duluth and Morgan Park.
Q. Can I bring someone who is not registered to class? A. No, our class size is limited, therefore we must register everyone who would like to attend.
Q. Can I bring my child to class? A. No, the class is not meant for children. Even the best behaved children can be a distraction during class time.
Q. Do I qualify for other down payment and closing cost assistance? A. Taking the class can help to qualify you for other down payment and closing cost assistance. Attend class to find out more.
Q. How do I qualify for a Homestretch Certificate? A. You must complete the 8 hour class and at a later date a one on one counseling session.
Q. What will it cost to take the Homestretch Workshop? A. The fee is $50.00 per household.
Q. What benefits do I receive by getting a Homestretch Certificate? A. By completing the Homestretch course, you receive unbiased information on purchasing a home. The certificate is required for some low interest mortgage products in the area. Earning the certificate is the first step in qualifying for NHS down payment and closing cost assistance.
Q. What should I expect from the Homestretch Workshop? A. We have professionals from all aspects of the home purchase process come in to speak about their part in the process. No food is provided at the classes. Coffee is provided for classes at the Holy Trinity Church. There is an hour break for lunch at the Saturday classes. The class rooms tend to be chilly, please dress in layers.
Q. Are there any grants available for home improvement? A. There are no grants available for home improvement at this time, but there is the potential of postponing payments up to 30 years.
Q. Who can take the Homestretch workshop? A. Anyone can take the Homestretch workshop, registration and payment are required a head of time.
Q. How long is the Certificate good? A. We can send out the certificate at any time. The bank might require that you take the class within a certain period of time prior to closing on the home. We do allow refresher courses at no charge, if you wanted an updated copy of the workbook the charge is $25.00.
Miscellaneous Q. Do you help with renters problems with landlords? A. We refer renters to The Housing Access Center 722-6808.
